Refund & Cancellations Policy – Landlord Safety Check

This Refund & Cancellations Policy explains how cancellations, rescheduling, refunds, and non-attendance charges apply to bookings made with Landlord Safety Check.

1) Definitions

Company / We / Us: Landlord Safety Check (trading name of Home Safe Assessors Ltd)

Customer / You: The landlord, property owner, or business booking a service

Services: Safety inspection and certification services (including EICR, Gas Safety/CP12, EPC, Fire Risk Assessment, PAT Testing, Asbestos Survey) and all related reports/certificates

Booking: A confirmed appointment scheduled for inspection or assessment

Working Day: Monday to Friday (excluding UK public/bank holidays)

2) Bookings & Payment
  • Your booking is confirmed once payment has been received (unless agreed otherwise in writing)
  • If payment is not received, the booking will remain provisional and may be cancelled or rescheduled
3) Cancellations by You
  • You may cancel your booking via phone or email (see Section 9)
  • To avoid charges, cancellations must be made at least 24 hours before the appointment
  • Cancellations made within 24 hours may incur an administration fee
4) Rescheduling by You
  • You can request to reschedule by contacting us
  • Requests made within 24 hours of the appointment may incur an administration fee
  • All rescheduling is subject to availability
5) Missed Appointments / No Access / Non-Attendance

If our assessor attends but the service cannot be completed due to reasons beyond our control, an attendance or administration fee may apply. This includes:

  • No access to the property
  • Incorrect address provided
  • No gas/electric supply or meter access
  • Tenant or agent not available as arranged
  • Responsible adult not present (where required)
  • Any issue not caused by our engineer/assessor
6) Refunds (General)
  • Refunds will be issued to the original payment method where possible
  • Processing times may vary depending on your bank or payment provider

Refunds may be provided if:

  • You cancel in accordance with Section 3
  • We cancel and cannot offer an alternative appointment (see Section 7)
  • A duplicate payment is made

Refunds are not typically provided if:

  • The service could not be completed due to no access or non-attendance
  • Charges relate to attendance, administration, parking, congestion, or other incurred costs
7) Cancellations or Changes by Us

We may need to reschedule appointments due to circumstances beyond our control (such as engineer availability, emergencies, or severe weather).

  • We will contact you to arrange a new appointment as soon as possible
  • If no suitable alternative is agreed, you may request a refund (excluding any non-refundable costs already incurred)
8) Remedial Works / Additional Costs
  • Any remedial or repair work is not included in the original booking unless clearly agreed in writing
  • Quotes for additional work are separate and must be approved and paid for independently
